How are security deposits handled?
Florida law is strict regarding deposits. We hold all funds in a dedicated escrow account and provide tenants with the required written notice of where their funds are being held within 30 days of receipt. -
How much notice do I need to give to enter the property?
Per Florida Statute 83.53, landlords and managers must provide at least 12 hours’ notice before entering for repairs or inspections, except in cases of emergency. -
Can you hold a place before I apply?
Properties are typically leased on a first-come, first-served basis once a completed “approved” application and required fees are submitted. To protect both owners’ investments and your chances, we recommend applying promptly; we’ll communicate clearly about availability throughout the process. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most rentals require first month’s rent and a security deposit. Your leasing documents will outline exact move-in funds and any additional fees so there are no surprises. -
How old do you have to be to apply?
Applicants must be legally able to enter a lease, which is typically 18 years or older. We follow fair housing and local regulations throughout screening and lease execution. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition beyond normal wear and tear and all lease obligations are met. Deductions may be made for unpaid rent, damage, or cleaning as specified in the lease. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the property’s income, credit, or rental history standards. Cosigners must apply themselves and meet the same screening requirements and be approved. The guarantor will be added to the lease to protect the owner’s interests. -
You have a property I want to rent. How do I apply?
Applications are accepted online. Submit a completed application, the application fee, and supporting documents (proof of income, ID, references). We process applications promptly and communicate status updates throughout screening. -
How do I pay rent?
Rent can be paid online through a tenant portal, by automatic bank transfer, or by check/money order depending on the property’s accepted payment methods. We provide clear instructions and timely receipts to maintain transparent financial records. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet. Some properties allow pets with an additional monthly pet rent fee, and all properties have breed/size restrictions. We’ll explain the policy and any required documentation or fees. -
I want to move out, but my roommate wants to stay. What should I do?
Leases generally hold all tenants jointly responsible for the full lease term. If one tenant wishes to stay, they must qualify individually or the departing tenant should coordinate a lease transfer or approved replacement with management to ensure the lease and owner protections remain intact. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice and deadline requirements, then submit your intent to vacate in writing by that date. Providing notice on time helps avoid fees and ensures a smooth move-out and security deposit process. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and handle repairs needed to preserve the property and tenant habitability. Tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the designated channels so we can respond quickly and protect the asset.
